Check In Time & Check Out Time Policies: Check-in is at 3:00 pm & check-out is at 11:00 am. Please respect the next scheduled guest by being prompt when departing in order for the housekeeping to come inside and start cleaning the rental cottage for the next guest. We may keep your security deposit if you check-out past the check-out time.

Check Out Policy: Guests are required to leave the cottage and property in the same general condition it was when guests arrived. Guests should:

1. Wash, dry and put away dishes, pots, pans and utensils.
2. Clean out all food and beverages that guests brought.
3. Place all towels on the bathroom floor.
4. Close all windows and all doors leading to outside.
5. Leave the keys on the table.

Key Policy: You will lose your security deposit if you keep our keys.

Making a Rental Reservation Policy: A fifty percent (50%) deposit by personal check, traveler's check, money order, or cashier's check is required to secure your reservation. Your deposit must be received within ten (10) business days from the date that you placed your reservation. Once payment is received, a confirmation will be sent to the email or street address provided.

Note: The remaining balance of the reservation can NOT be made with a personal check and must be made with a traveler's check, money order, or cashier's check.

Payment Rental Policy: The remaining balance payment is expected at the time of check-in. Remember it can not be in the form of a personal check and it can not be a credit card. If the full payment is not received then your deposit will be forfeited and you will not be able to occupy the rental cottage.

Security Deposit Policy: A security deposit will be processed in the amount of $150.00 and your full security deposit will be refunded back to you after your stay if no damages are found. The security deposit will be deducted if any violations of these terms or damages are found, we will keep your full security deposit and additional charges might be charged if damages are more than the security deposit or if there are multiple violations of our terms.

Confirmation of Rental Reservation Policy: After making a rental reservation, you will receive a confirmation via mail. This confirmation will supply your name, the cottage rental you have reserved, your rental fees, and key pick up/drop off instructions. It is your responsibility to insure you have all the proper information for your cottage rental stay.

Length of Stay Policy: From May 21^st through September 11^th we require a minimum 7 (seven) night stay. All other times of the year require a minimum 2 (two) night stay.

Age Policy: There is a 21 year old minimum age limit to reserve a rental cottage. Guests must provide proof of identification (Drivers License) before rental reservation is confirmed.

Compliance with Local/State/Federal Laws: Guest(s) agree to abide by all local, state and federal laws, regulations, and statutes including, but not limited to, illegal drug use and under age drinking of alcoholic beverages. Failure to comply will result in immediate eviction and loss of the reservation deposit and any advance payments.

Occupancy Policy: Each rental cottage is priced according to size, maximum sleeping capacity, amenities and location. If your party arrives with more than the stated maximum, without making prior arrangements, then you will be subject to additional charges or the additional party will not be permitted to check in and they will have to find accommodations elsewhere. Violation of this policy will result in the eviction of the entire party from the rental cottage without refund. Please respect the maximum number of people each rental cottage can accommodate.

Occupants of each rental cottage shall not disturb or offend neighbors or nearby residents. We have the right to terminate any rental agreement and to ask disruptive guests to leave the premises. The person renting will assume responsibility for the rental cottage while staying there.

Fireplace Policy: Each cottage has an indoor fireplace for early & late season use. The fireplaces are for wood only. Guests are not allowed to burn paper products or other trash inside of the fireplace. Accelerants (lighter fluid, gasoline, kerosene, etc.) are forbidden from being inside at any point and are never to be used for lighting your fire. A small paraffin starter stick is recommended as needed.

Outdoor campfires can only be on the beach area and never in the grass. An area is designated in front of each cottage for a small, safe, enjoyable campfire. (Perfect for our star filled nights).

Water & Septic Policies: The cottages' water source is the river (which is not potable) and has a septic system. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products have been flushed and clog the septic system, you could be charged damages in excess of your security deposit.

Boat & Dock Policies: There is a small row boat and canoe that is shared between the cottages that you may use for near-by sight-seeing. We do not recommend long adventures in either unless you are familiar with the River. Guests are not allowed to use a motor with the row boat. The dock is shared between cottages and can be used for docking your own boat, or for fishing and swimming.

Prohibited Items Policy: Guests are strictly prohibited from bringing illegal drugs, incense, kerosene or propane heaters, onto the premises of the rental cottage. Failure to comply with this policy will result in immediate eviction and loss of the reservation deposit and all advance payments. (Air conditioners are not allowed without prior written permission).

Rental Listing & Pricing Policies: We have made every effort to ensure that all information our website is correct. Cottage rental rates, fees and taxes are subject to change without notice. Rental rates do not include tax or cleaning fee and are subject to change. Rental rates for holidays, special events and weekends may be higher. Minimum night requirements may vary for holidays and special events.

Acts of God/Construction Noise Policies: We shall not be liable for events beyond our control which may interfere with guest occupancy, including but not limited to Acts of God, acts of governmental agencies, fire, strikes, war, inclement weather and construction noise from nearby sites. NO DISCOUNT OR REFUND will be offered in these circumstances.

Pets Policy: Small adult dogs are allowed for a $10 fee per pet. You will lose your security deposit if your small adult dog does any damage to the property.

Smoking Policy: No smoking is allowed inside the cottages. You will lose your security deposit if we detect smoking inside.

Cancellation Policy: If you decide to cancel your reservation, regardless of the date of booking, the following penalties apply. If you cancel your reservation more than thirty (30) days prior to arrival then please be aware that a ten percent (10%) cancellation fee is charged. If you cancel your reservation less than thirty (30) days prior to arrival date, then no refund will be made; however, it can be rescheduled and use 100% of the deposit. A rescheduled reservation, if canceled, will not receive any refund. If you cancel your reservation seven (7) days prior to arrival date, then no refund will be made and the reservation can not be rescheduled. Any cancelled reservation, that is to be rescheduled, must be rescheduled within thirty (30) days of the cancellation date. If the reservation is not rescheduled with the thirty days then the deposit will be forfeited. * No Shows are subject to the entire rental fee amount
